Summary of the Position
The Facilities Supervisor provides hands-on leadership and daily direction for facilities maintenance activities across assigned buildings, equipment, utilities, and support systems. This role supervises skilled trades personnel, maintenance technicians, contractors, and support staff while ensuring work is completed safely, efficiently, and in alignment with maintenance department standards. The Facilities Supervisor supports the Maintenance Manager by coordinating preventive and corrective maintenance, resolving equipment and building issues, tracking work completion, and maintaining a clean, safe, and compliant work environment.
Responsibilities and Duties
- Provide technical guidance and troubleshooting support for the operation, repair, and maintenance of facility equipment, utilities, building systems, and related infrastructure.
- Plan, direct, assign, and supervise corrective and preventive maintenance work to ensure equipment reliability, cost control, and timely completion of maintenance activities.
- Monitor completion rates for preventive maintenance, corrective work orders, inspections, and assigned tasks; communicate delays, issues, or abnormal findings to maintenance leadership.
- Coordinate parts research, material needs, vendor quotes, and purchasing requests using approved company purchasing systems, purchase orders, or procurement cards.
- Coordinate contracted maintenance work with outside vendors, contractors, and service providers for building systems, facility repairs, and assigned project work.
- Train, coach, and support maintenance team members on facility repairs, safe work practices, compliance requirements, department standards, and proper documentation.
- Perform, supervise, and document inspections required by company standards, regulatory agencies, building codes, and applicable safety requirements.
- Assist the Maintenance Manager with daily maintenance operations, shift coverage, task prioritization, team communication, and follow-up on open maintenance items.
- Communicate regularly with the Maintenance Manager regarding assignments, priorities, staffing needs, equipment concerns, vendor activity, and department performance.
- Support maintenance department goals through teamwork, accountability, professional communication, and active involvement in department improvement initiatives.
- Assist with personnel-related activities as assigned, including work assignments, coaching, training follow-up, accountability discussions, and support for hiring or onboarding activities.
- Maintain compliance with company policies, safety procedures, maintenance standards, housekeeping expectations, and all applicable regulatory requirements.
Additional Responsibilities
- Assist in developing, maintaining, and improving department standards, operating procedures, quality expectations, safety practices, and facility maintenance processes.
- Maintain required manuals, inspection records, repair documentation, compliance records, and related maintenance files to support audits, inspections, and operational readiness.
- Ensure work areas are left clean, tools and materials are returned to proper locations, and maintenance activities are completed in a professional and organized manner.
Education and Experience
High school diploma or equivalent required. Technical school, trade certification, or equivalent hands-on experience in facilities maintenance, industrial maintenance, building systems, utilities, or skilled trades, minimum 2 years required. Prior leadership, supervisory, or team lead experience in a maintenance environment is preferred.
Licenses and Certifications
No specific license required unless assigned work requires certification by company policy, code, or regulatory requirement. Applicable trade licenses, forklift certification, aerial lift certification, electrical training, or safety certifications are preferred where relevant.
Required Skills and Competencies
- Strong troubleshooting skills for building systems, utilities, mechanical equipment, electrical systems, and general facility maintenance issues.
- Ability to lead technicians, prioritize work, communicate expectations, and follow up to ensure assigned work is completed correctly and on time.
- Working knowledge of preventive maintenance, corrective maintenance, work order systems, parts ordering, vendor coordination, and maintenance documentation.
- Strong focus on safety, housekeeping, compliance, accountability, and continuous improvement.
- Ability to communicate professionally with maintenance leadership, production teams, contractors, vendors, and other departments.
- Must be available for on-call emergencies.
- Continuous improvement – Support maintenance initiatives, 5S, TPM, downtime reduction, reliability improvements, and site improvement projects as directed.
- Safety Compliance – Follow all safety protocols and guidelines while performing job tasks. Report any safety hazards or concerns to the supervisor immediately.
- Conforms with safety regulations per plant policies and Occupational Safety and Health Administration (OSHA) guidelines. This includes but is not limited to, the use of safety glasses, ear plugs, masks, steel-toed boots/shoes, and associated safety equipment to be on the plant floor.
- Cleanliness and organization – Maintain a clean, organized, and safe work area, including storage spaces. Ensure tools and equipment are safely stored after each use.
- Other duties assigned by the management staff.
Reporting Relationship
Reports to the Maintenance Manager or designated maintenance leadership. Provides daily directions and support to assigned maintenance technicians, skilled trades personnel, contractors, and support staff as needed.
Physical Demands
The physical demands described are representative of those required to successfully perform the essential functions of this role. While performing the duties of this job, the employee is regularly required to stand, walk, bend, stoop, kneel, crouch, climb ladders, reach with hands and arms, use hand tools and power tools, read instructions, communicate clearly, and work in production and facility environments. The employee must be able to lift and/or move up to 50 pounds and must be able to work around machinery, noise, dust, heat, and other conditions typical of a manufacturing facility while wearing required PPE.
